Welcome to Mallard View Estate. Perched at the edge of a huge pristine salt marsh, this 3000 square foot ocean-view estate is less than 1 mile to town center, Skaket Beach, Rock Harbor and bike bath. Fabulous secluded location at the end of a quiet cul-de sac in an exclusive neighborhood, nestled amongst a 1 1/2 acre organic fruit orchard, and graced by a large Victorian Gazebo for your afternoon teas or family functions. Kayakable river through the marsh leads from the back yard to the beach. Enjoy exquisite views from every room. There is a huge deck that overlooks one of the best wild life Marshes on Cape Cod (a bird watcher's paradise). The changing tides are an endless delight to observe, and we face northwest, so gorgeous sunsets over Cape Cod Bay are perfectly viewed from our deck each night. Every bedroom has an ocean view. There are two large Master bedrooms, two other large bedrooms, plus two queen sleep sofas in the living room and family room. Downstairs is a full apartment with bedroom, kitchenette and second living room with sleep sofa, ideal if two families share the home. Main dining room table comfortably accommodates 10-12 people. With three full levels of living space and a huge deck and yard there is room for lots of people, privacy, and separate activities. For your convenience, we provide a computer with printer/copier/scanner and DSL internet service. We also provide 4 TV's with cable service and VCR/DVD. Special Feature - fabulous 4th of July fireworks occur almost in our back yard, providing you with one of the best views on the Cape of the spectacular. Enjoy it with your friends from our large back deck - a great place for a barbeque. Or canoe from our back yard down to the beach and join the flotilla of fireworks watchers on Cape Cod Bay. Orleans is the center of cultural life for the mid cape. A charming village with wonderful restaurants, stores, ice cream, coffee shops, and antique stores. We are less than 1 mile to Rock Harbor, where the charter fishing boats depart. Also just 1/4 mile away is the well known Cape Cod Rail Trail for biking. Provincetown and Hyannis are both just a 30 minute drive for whale watching, fabulous shopping and restaurants. While generally
considered a summer hot spot, the cape is delightful off season as
well for a quiet getaway.

We chose this venue for a wedding. During our communication, the owner Joe had told us that there are two family rooms that can be used as bedrooms but that is not the case. Both of these rooms are in the middle of the living room so they cant really be used as private rooms (unless you like to have people hang out in your room and not be bothered to go to bed until everyone goes to bed).
The house has mouse problem and everyday there was a mess with mouse and other pests. I called Joe and his instructions were to \"see if it gets any worse\". He also told me that the pest control people were there the day before.
The screens to the patio were damaged before we got there. We didnt worry about it as we left it open most of the time. However after checking out, Joe denied us the deposit of $500 claiming that the Screens were damaged. He also said the Oven was a mess. The oven was not used once due to the mouse problems - we mostly used the BBQ.
We had a nice stay and the place as basic things however I get the feeling that Joe never returns any deposit. Please make sure you report any existing damages or tears right as you come in (we learned the hard way).
