Amberlea House is an English Tudor style home located in the heart
of Niagara-on-the-Lake. The house sits on a beautifully landscaped
lot nestled among Pines, Olive trees and ivy.

The Amberlea House has just recently been completely renovated and
features a newly built, heated inground kidney shaped pool.
It is surrounded by Silver Birch and big Oak trees,
a large interlocking brick patio with a dining table, lounging area,
and a Gas BBQ that is connected to the house.
The Amberlea House offers 5 bedrooms, 3 full
bathrooms, a jacuzzi tub, 2 fireplaces, laundry, dishwasher and
central Air Conditioning.

The spacious Living Room has built in bookcases, vaulted ceilings
with wood beams,
fireplace, 32" flat screen TV with DVD, a Stereo with a 5 CD changer
and plenty of comfortable
seating including a huge sectional sofa that can seat many people.

It overlooks the Dining Room which features a large Oak table with
leather chairs and a
picture window that looks out over the treed backyard, patio and
pool.

It is located in old town Niagara-on-the-Lake, very close to the
shops and fine restaurants and right around the
corner from our other 4 homes, Aylesbury Manor, Acorn Lane Cottage, Simcoe Pines and Avalon. They
are also featured on this site.


Amberlea house has 3 full bathrooms and 5 large bedrooms comprising
of:
1 King room, 3 Queen rooms and 1 twin room(two beds).

The Master Bedroom features a King Size Brass Bed, country quilt, a
bricked-in gas fireplace,
and a large ensuite bathroom with a Jacuzzi tub.

Bedroom#2 is a Queen bedroom with ensuite or it can be shared with
the other Queen bedroom on this floor. It has a heavy cannonball bed
and romantic bed linens. It's double windows overlook the pool and
garden.

Bedroom#3 is a Queen bedroom with a Shaker stlye 4 poster bed. The
feeling is simple country with the floral duvet and pine furniture.

Bedroom#4 is a Queen with a brass and yellow floral bed linens.

Bedroom#5 is a twin room with 2 twin beds. It is a very pretty room
with yellow and green country quilts and large windows.

The 3rd full bathroom is in between the 3rd Queen room and the Twin
room. All bathrooms have been renovated.


The newly renovated, country kitchen features a Jenn-Air slide
in stove and a dishwasher. It has a breakfast nook with table and
chairs and sliding glass
doors that lead to the deck which overlooks the huge treed lot(70 X
220 feet)and the pool. The kitchen is equipped with everything from
a microwave to a blender. The view from the kitchen sink is
gorgeous, looking out to the back garden.

Rental Rates and Availability :
Shoulder Season Rates: April 1st-May 22nd
Sept 12th-October 31st and holidays
$2400 Canadian dollars (approx $1820 USD) per week
$495 Canadian dollars (approx $395 USD) per night, min. 2 nights.

High Season Rates with pool: May 22nd-Sept 11th(These dates can vary
depending on the season, please enquire)
$3800 Canadian dollars (approx $3350 USD) per week
$650 Canadian dollars (approx $550 USD)per night, min. 3 nights.

Low Season Rates:Nov 1st-March 31st
$1695 Canadian dollars (approx $1290 USD) per week
$350 Canadian dollars (approx $260 USD) per night, min. 2 nights.

Rates apply to 8 guests. There will be an additional charge of $50
CAD per night for each guest over 8 up to a
maximum of 10.

7% GST will apply and will be completely refundable for Non-Canadian
residents.

Weekly bookings are fom Friday to Friday or Sunday to Sunday
depending upon availability.

A 50% deposit is required to secure a reservation by Visa or
Mastercard(will be charged in Canadian funds). Remaining balance due
30 days prior to arrival.
Deposit less 10% returned if cancellations made 30 days prior to
arrival date.
